The Chancellors Autumn budget introduced some significant changes to the property market, some of which will come into effect sooner than others.
Conveyancing solicitors in North Wales may be particularly interested that a tax will be applied to all houses valued at two million pounds and above, though this will not happen until 2028.
This ‘mansion tax’, as it has been dubbed, will be an additional payment each year. It means that the homeowner will be liable to pay this in addition to the council tax, and the amount will vary depending on the value of their home. More specifically, £2,500 will be demanded annually from homeowners with properties valued at over £2 million, whilst this increases to £7,500 per annum for homes valued at £7 million and above.
Although this additional costs seems like a huge financial burden on home owners, the reality is, only a very small percentage of properties bought in 2025 have been worth these amounts. Solicitors dealing with conveyancing may, however, be preparing to witness a decline on the number of sales and purchases of these more costly houses, as its overall impact on the market is not yet known. Any effects the ‘mansion tax’ has on the property market is likely to impact some of the more expensive parts of the country for buying a home.
