A new scheme has been launched by a number of conveyancing professionals, which is intended to make the process more efficient.
This group is calling itself the Conveyancing Improvement Collective (CIC) and it has two immediate aims. The first is to cut back on the volume of questions during conveyancing. The second is to clarify the situation when it comes to mortgage protection clauses, which are currently the cause of confusion. Both changes would be welcomed by conveyancing solicitors in North Wales and England.
One of the members of the CIC is Rob Hailstone from the Bold Legal Group. Speaking to Legal Futures, he said:
“The number of enquiries raised in a conveyancing transaction should reflect the property and the title, not habit, not template forms or a lack of confidence in the process.”
He added that current enquiry numbers could vary from six to 46. He then said when it comes to protection clauses, conveyancing solicitors need consistency and clarity regarding lease information.
Hailstone pointed out that some lenders want protection clauses, while others demand deeds of variation or indemnity insurance. The CIC wants a one-size-fits-all approach to buying leasehold properties with mortgages.
This is just the first step for the group though; it plans to take on other issues in the future. Alongside Hailstone, some of the other key members of the CIC are Vicki Redman, Ed Percival, Nicola Maskell, Marc Lansdell and Sarah Dwight.
